Attached is a fact sheet issued by the Queensland Government regarding electric vehicles (EVs) in bodies corporate.
The document provides useful guidance for schemes that may receive requests from lot owners seeking approval to install EV charging infrastructure.
As EV ownership continues to increase, committees should ensure that any request to install EV charging equipment, particularly where it involves common property or common utility infrastructure, is carefully considered with regard to fire safety risks, building infrastructure capacity, and compliance with the Body Corporate and Community Management Act 1997 and associated regulation modules.
In particular, the circular highlights several key steps bodies corporate should take when considering EV charging installations. These include contacting the building insurer to confirm any insurance requirements or risk considerations, engaging appropriately qualified professionals such as licensed electricians or fire safety engineers, and ensuring that the correct level of body corporate approval is obtained depending on the nature and cost of the proposed works.
The community may also wish to consider whether the introduction of EV charging by-laws would assist in regulating the use of chargers and ensuring fair access for residents, particularly if communal charging infrastructure is installed in the future.
